Window mastic in Gairneybridge

Gairneybridge homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Letting a property close to Lochgelly station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Window mastic in Gairneybridge, done properly

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. We work on timber windows & doors, window sills and patio & French doors, and the jobs we see most are mastic that’s falling out in pieces and cold air getting in at the frame edge.

In and around a place like Gairneybridge, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

What happens if it’s left?

If you’re painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

Your questions about window mastic in Gairneybridge

I let a flat near Lochgelly station. Can you help?

Yes. We work for landlords and agents as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Gairneybridge?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work on first-floor windows?

Yes, where they can be reached safely. Tell us about access when you get in touch and we’ll plan for it.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you match the sealant to my frames?

Yes. We can use white, brown, anthracite grey, black or clear.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Quotes for window mastic in Gairneybridge

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Access and height
  • The product the joint needs
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and send you a clear quote before any work starts.

What to tell us for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • How we’d reach the joints
  • Pictures of the joints, sent by email

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Paint up to the joint, not over it
  • Keep timber frames painted
  • Wash the frames with mild soapy water
  • Avoid blasting the frames with a pressure washer

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What we’re called out for in Gairneybridge

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

It’s worth asking for a quote if you see:

  • Gaps left after new windows were fitted
  • Cracked or shrunken mastic around the frame
  • Sealant in the wrong colour for the frame
  • Mastic that’s falling out in pieces

In and around Gairneybridge, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • Who turns up on the day
  • How the colour is chosen
  • What happens if the job turns out different
  • What guarantee comes with the work

10 questions to ask before you book

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for.

How the visit works

We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job generally takes most of a day for a typical house, less for a few frames, and we tell you how long to leave it before we go. Outdoor work around Gairneybridge depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property
