What affects the quote in Backburn
Some jobs are bigger than they look, and some smaller. What affects the quote:
- When we can work, for business premises
- The size of the job
- Whether there’s mould to deal with
- The product the joint needs
What you pay reflects the work, not guesswork. That is why we ask about the job first and send you a clear quote before work begins.
Helping us quote
There’s no need for technical detail. Just tell us:
- How many joints, rooms or windows are involved
- Photos by email, if that is easy

- What the problem is, such as mould, gaps, leaks or cracking

Regrouting in Backburn
Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We work on bathroom floors, shower walls and bathroom wall tiles, and the jobs we see most are gaps where the shower grout has gone and discoloured grout on otherwise sound tiles.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Big or small, you get the same one-year guarantee in Backburn and across Aberdeenshire.

What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- Water coming from plumbing rather than grout
- Failed tanking or waterproofing under the tiles
- Tiles that have come away from the wall
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Wet rooms
- Bathroom wall tiles
- Shower walls
- Kitchen splashbacks
- Bathroom floors
- Tiled floors
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Clean grout with a mild bathroom cleaner
- Rinse soap off the tiles after each shower
- Run the extractor fan during and after a shower
- Use a squeegee on the tiles after showering
Check the corner silicone now and then. It’s the part that moves, so it’s usually the first thing to need attention.
Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.
Backburn: your questions answered
Will you come out to Backburn?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do regrouting in Backburn?
Yes, Backburn is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Do you work for letting agents?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Aberdeenshire.
Do you reseal at the same time?
We normally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.
How long does regrouting take?
Most jobs take a few hours for a shower enclosure, longer for a whole room. Your quote will say how long we expect yours to take.
Should corners be grouted or sealed?
Corners get silicone, not grout. They flex and grout can’t take that movement.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Bathrooms and kitchens in Backburn
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
For landlords with property near Huntly station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Bathroom floors
New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.
Wet rooms
Both the grout and the silicone in a wet room matter. We renew both.

Signs you need regrouting in Backburn
Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, which is why we check the tiles first.
Any of these means the joints need attention:
- Gaps where the shower grout has gone
- Floor grout that will not come clean
- Grout in a colour the owner wants to change
- Crumbling grout between the tiles
Homes close to St Andrew's Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
What your quote should include
- Which sealant they’ll use, and why
- How the colour is chosen
- Whether all the old sealant comes out first
- How long the guarantee is
What we do, step by step
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on the area in most cases. Around Backburn, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
