Bathroom resealing across HS5: what to expect

Across HS5, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with leaking joints on a shower screen and mouldy sealant that has gone black, across kitchen worktops & upstands, baths and shower trays & enclosures.

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

What you’ll pay

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Bathroom resealing across HS5: local notes

Our bathroom resealing work across HS5 covers homes, rentals and businesses, from An t-Ob and Leverburgh to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Our work covers the whole of Scotland, HS5 included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in HS5, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant normally gives up first. Good preparation and the right sealant help it cope.

An t-Ob: For jobs in and around An t-Ob, choosing the right material for each joint is as important as a tidy finish. Around An t-Ob, as everywhere, bathroom resealing is only as good as the preparation behind it.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Looking after it afterwards

Aftercare is simple:

  • Wipe up water along the back of the worktop
  • Look for lifting corners and small gaps now and then
  • Squeegee the walls and tray after use
  • Let new sealant cure fully before it gets wet

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

When it is not the sealant

In fairness, some problems need a different trade:

  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them

Common problems we fix in HS5

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

Most people get in touch when they notice something like this:

  • A reseal done over the top of the old bead
  • Water getting behind the kitchen upstand
  • Cracked, shrunken or lifting silicone
  • Smears of silicone across the tiles

How we quote for bathroom resealing

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • The product the joint needs
  • The number of rooms or windows

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode

There’s no standard price list, because every job is different. Instead, we give you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

HS5 questions

How much does bathroom resealing cost in HS5?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can you do several jobs on one visit?

Of course. Doing several areas at once is normally more efficient.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Is white the only colour available?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Is it OK to put new sealant on top of the old bead?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
