External mastic for An t-Ob homes and businesses

External mastic in An t-Ob

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the joint does not stand out. We are often asked to deal with failed seals between different materials and rigid filler in a joint that should flex, on concrete & block, joints between brick and frames and brickwork movement joints.

Outside joints can only be sealed when they’re dry, so work in An t-Ob depends on the weather. Let us know about access to every wall and roofline.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

Quotes for external mastic in An t-Ob

We quote each job individually. These are the things that affect it:

  • Whether the work is at height
  • Working hours on commercial sites
  • The type of sealant required
  • How many rooms, windows or areas are involved

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What we need to know

To help us quote quickly, let us know:

  • The rough size of the job
  • The problem you’ve noticed
  • A few pictures by email, if you can
  • Where the property is

Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

The process

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes a few hours to a few days, depending on the length of joint and the access. For a place like An t-Ob, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Act on the first splits you see
  • Make sure movement joints are not pointed over
  • Wash walls gently around the sealant
  • Check the sealant is paintable before painting near it

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.

An t-Ob: your questions answered

Can you do external mastic in An t-Ob?

Yes. Our work covers the whole of Scotland, and An t-Ob is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Will you come out to An t-Ob?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

What is a movement joint?

Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

How long does external mastic last?

There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Every job carries our one-year guarantee.

Where do you work from?

We work from Crawley. Our applicators cover An t-Ob.

External mastic in An t-Ob: local notes

An t-Ob is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on movement joints and outside wall joints.

In and around An t-Ob, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Honest limits

In fairness, some problems need a different trade:

  • Structural movement, which needs a surveyor or engineer
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Concrete & block
  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Façade panels

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Why act early in An t-Ob

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Around An t-Ob, water from a failed joint in an older stone home can soak into timber and plaster.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Common problems we fix in An t-Ob

Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.

Signs it’s time to call us include:

  • Gaps where render, brick and frames meet
  • Damp patches traced to an open external joint
  • Plants rooting in failed movement joints
  • Movement joints filled with mortar instead of sealant

Whether the job is in An t-Ob itself or nearby, the right material for each joint matters as much as a neat finish.
