Aftercare tips

To keep the joints looking good and working properly:

  • Check external joints each spring
  • Keep soil, plants and ivy away from the joints
  • Tell anyone working on the walls about the movement joints
  • Get split or bare joints resealed while the damage is small

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

External mastic in Direcleit

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We work on façade panels, copings & trims and brickwork movement joints, and people most often call us about sealant that has lost its bond to the brick or render and damp patches traced to an open external joint.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

There’s a 12-month guarantee on every job, whatever its size.

What the job involves on each surface

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

Direcleit buildings and the weather

Direcleit is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Direcleit is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

In the older streets around Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. In and around Direcleit, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Direcleit (Gaelic: Diraclett) is in Na h-Eileanan Siar. Direcleit gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Direcleit is one of 87 towns and villages in Na h-Eileanan Siar we cover for external mastic.

Landlord and commercial work in Direcleit

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Honest limits

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Structural movement, which needs a surveyor or engineer
  • Damp that isn’t coming from the joint
  • Loose or hollow render, which needs re-rendering

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky

FAQs for Direcleit

Does living near the coast affect external mastic in Direcleit?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

Is Direcleit within the area you cover?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you.

How long does external mastic take?

Most jobs take a few hours to a few days, depending on the length of joint and the access, including the preparation. We’ll confirm how long when we quote.

Are you fully insured?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is usually a movement joint. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

What happens if it’s left?

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost near the open joint, so the damage spreads beyond the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
