Windows and doors in An t-Ob

An t-Ob is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. An t-Ob is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

In and around An t-Ob, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

How we handle window mastic in An t-Ob

Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. Common call-outs are for cold air getting in at the frame edge and cracked or shrunken mastic around the frame, across composite doors, uPVC windows and patio & French doors.

Mastic can only go onto a dry joint, so outside work in An t-Ob depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Every job is covered by our 12-month guarantee.

Aftercare tips

To keep the joints looking good and working properly:

  • Air rooms to keep condensation down around windows
  • Make sure the drainage slots aren’t blocked
  • Repaint timber before it’s bare
  • Keep jet washers away from the mastic

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

For landlords and businesses

Landlords and letting agents in An t-Ob can book us as well as householders. Resealing between tenancies keeps a property looking cared for.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in An t-Ob need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children

Advice

When to call us in An t-Ob

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant in the wrong colour for the frame
  • Rushed sealant from a window installation
  • Leaking joints at the ends of sills
  • Black, perished sealant on frames

Whether the job is in An t-Ob itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • How long the guarantee is
  • What product goes in the joint
  • When the joint can take water or movement
  • How much experience the applicator has

FAQs for An t-Ob

Is An t-Ob within the area you cover?

Yes, An t-Ob is covered. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover An t-Ob for window mastic?

Yes, An t-Ob is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What we can’t put right

Before booking, it’s worth knowing the limits:

  • Rotten timber, which needs a joiner first
  • Damp problems in the wall away from the window
  • Broken hinges, locks or handles

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • Window sills

What the job involves on each surface

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.

Patio & French doors

Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Why act early in An t-Ob

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
