About our bathroom resealing in An t-Ob

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We are often asked to deal with gaps where the bath or tray has moved and a bead that has pulled away from the tiles, across wet rooms, kitchen worktops & upstands and basins & vanity units.

For a place like An t-Ob, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Each job carries a 12-month guarantee, large or small.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that is regrouting)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Baths
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures

Questions from An t-Ob

Can you do bathroom resealing in An t-Ob?

Yes. We work across all of Scotland, and An t-Ob is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

What guarantee comes with bathroom resealing in An t-Ob?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

An t-Ob homes and their sealant

An t-Ob is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For jobs in and around An t-Ob, choosing the right material for each joint is as important as a tidy finish.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a couple of hours for a single bath or shower, including the tidy-up. Somewhere like An t-Ob may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in

Advice

How we quote for bathroom resealing

The quote reflects the job in front of us. We look at:

  • Whether the work is at height
  • The size of the job
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The rough size of the job
  • Access, such as stairs, a lift or height
  • The type of property
  • The address or postcode of the job

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

Why deal with it now?

Dealing with sealant early is a short job: the work takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Around An t-Ob, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.

What you get with us

  • ARBOMaster approved applicator
  • Colour agreed with you before any work starts
  • Anti-fungal silicone where joints get wet
  • Experience in homes, commercial sites and hotels

Surface by surface

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Common problems we fix in An t-Ob

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

It’s worth asking for a quote if you see:

  • Water getting behind the bath panel
  • Water escaping at the shower enclosure
  • A reseal done over the top of the old bead
  • Smears of silicone across the tiles

In and around An t-Ob, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What your quote should include

  • What happens if they find a problem under the old sealant
  • The length of the guarantee
  • Which colour the sealant will be
  • What the quote includes, VAT included or not
