Remedial sealant in An t-Ob, done properly

In An t-Ob, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. We work on mouldy bath & shower sealant, leaking tray & enclosure joints and failed movement joints, and people most often call us about smears and lumps from a botched reseal and a shower that leaks however often it’s resealed.

A bathroom in a place like An t-Ob gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Our work is backed for twelve months.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When to call us in An t-Ob

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, so the silicone goes mouldy or lets go.

The most common problems we see are:

  • A shower that leaks however often it’s resealed
  • Sealant peeling off a dusty or damp surface
  • Dark patches showing through the sealant
  • Floor or wall movement joints that have failed

For jobs in and around An t-Ob, choosing the right material for each joint is as important as a tidy finish.

What to look for in a quote

  • How long the guarantee is
  • What happens if they find a problem under the old sealant
  • What product goes in the joint
  • How much experience the applicator has

When it isn’t the sealant

It helps to know what we can’t do too:

  • Movement from fittings that aren’t supported
  • Cracks in the fitting rather than the joint
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints

What affects the quote in An t-Ob

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • Access and height
  • The old material and how stubborn it is
  • How many areas need sealing

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

What the job involves on each surface

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.

Remedial sealant in An t-Ob: local notes

An t-Ob is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around An t-Ob, as everywhere, remedial sealant is only as good as the preparation behind it.

How it works

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in An t-Ob need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive

Why deal with it now?

Another bead over the top won’t fix a failed joint. It doesn’t grip the old layer, leaving the leak in place and one more layer to cut out later. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
