About our bathroom resealing in Clachan Shannda
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for water getting behind the kitchen upstand and mouldy sealant that has gone black, across baths, basins & vanity units and sinks & splashbacks.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What affects the cost of bathroom resealing
Your quote is based on your job. We look at:
- When we can work, for business premises
- The number and length of the joints
- How many rooms, windows or areas are involved
- How easy the joints are to reach
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
Before you ask for a quote, have a think about:
- Whether it has been sealed before
- The type of property
- How many joints, rooms or windows are involved
- Photos by email, if that is easy
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.
When it isn’t the sealant
A few problems are outside what sealant work can do:
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that’s regrouting)
- Water coming from the plumbing rather than the joint
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Surface by surface
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and is not stretched when it’s used.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
What we do, step by step
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. Outside jobs in Clachan Shannda need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Move anything stored near the joints
- Let us know about earlier repairs to the joints
How to get a quote

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Squeegee the walls and tray after use
- Do not let bottles sit on the bead
- Use gentle cleaners on the silicone
- Avoid abrasive pads on the sealant
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Do you work for letting agents?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Bathroom resealing in Clachan Shannda: local notes
Clachan Shannda is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In and around Clachan Shannda, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Whether the job is in Clachan Shannda itself or nearby, the right material for each joint matters as much as a neat finish.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
