Sealant work in HS6

About bathroom resealing in HS6

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across HS6. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on baths, wet rooms and sinks & splashbacks, and people most often call us about black mould in the silicone that won’t clean off and damp behind the bath or under the tray.

At the end, we look at the finished work together. The visit itself normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the amount of work.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Where we work in HS6

Across HS6, from Clachan Shannda, Claddach Kirkibost and Claddach Kyles outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

We work across all of Scotland, from the cities to the islands, and HS6 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in HS6, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.

Clachan Shannda: In and around Clachan Shannda, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Whether the job is in Clachan Shannda itself or nearby, the right material for each joint matters as much as a neat finish.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again.

What your quote should include

  • Whether the sealant suits the joint
  • Whether VAT is included
  • When the joint can take water or movement
  • How long the guarantee is

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall
  • Tiles that have come away from the wall

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid abrasive pads on the sealant
  • Do not leave water standing on kitchen joints
  • Keep the fan on for a while after bathing
  • Squeegee the walls and tray after use

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

How the job changes by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Questions from HS6

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover HS6, along with the rest of our area.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Do you cover HS6?

Yes. We work in HS6 and the rest of Na h-Eileanan Siar, as part of our work across South East England, London and Scotland. For a quote, send an email to info@mrmastic.co.uk.
