Bathroom resealing across G62: what to expect
Homes in G62 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on baths, wet rooms and sinks & splashbacks, and common reasons people get in touch are mouldy sealant that has gone black and damp behind the bath or under the tray.
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes a couple of hours for a single bath or shower.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Bathrooms and kitchens across G62
Our bathroom resealing work across G62 covers homes, rentals and businesses, from Milngavie, Auchenhowie and Baldernock to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including G62.
Milngavie: For landlords with property near Milngavie station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Douglas Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Landlord and commercial work in G62
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
What your quote should include
- Whether they’re fully insured
- What product goes in the joint
- What the quote includes, VAT included or not
- How long to leave it before use
How to look after the new joints
A little care helps the new joints last. Our advice:
- Let new sealant cure fully before it gets wet
- Avoid abrasive pads on the sealant
- Clean with a mild bathroom cleaner and a soft cloth
- Don’t leave water standing on kitchen joints
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Common problems we fix in G62
Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.
Common reasons people contact us are:
- Failed sealant on the screen profile
- Two layers of silicone, both failing
- Black mould in the silicone that won’t clean off
- Smears of silicone across the tiles
Surface by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
FAQs for G62
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you work in G62?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Are you insured?
Yes, we’re fully insured for domestic and commercial work.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
