Bathrooms and kitchens in Milngavie

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Milngavie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How we handle bathroom resealing in Milngavie

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Milngavie. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. If you’re dealing with water escaping at the shower enclosure and splits where the tray meets the wall, we can put it right, whatever the surface.

Bathrooms in smaller places like Milngavie work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

For anyone letting property in or around Milngavie, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

Why act early in Milngavie

Sorting it now is quick: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

How we quote for bathroom resealing

We quote each job individually. These are the things that affect it:

  • Which sealant suits the joint
  • Whether the work is at height
  • The old material and how stubborn it is
  • The size of the job

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Helping us quote

To make quoting easier, please include:

  • Whether it’s a home or a business
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Common questions in Milngavie

Can you help a landlord with a rental near Milngavie station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Milngavie?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Dry the bead with a towel now and then
  • Give the silicone its full cure time
  • Keep scourers and sharp tools away from the bead
  • Keep an eye on the corners, where splits start

Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

The process

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job generally takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Milngavie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

How to prepare

  • Move anything stored near the joints
  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts

Signs you need bathroom resealing in Milngavie

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

People generally contact us when they notice something like this:

  • Water getting behind the bath panel
  • Leaking joints on a shower screen
  • A bead that has pulled away from the tiles
  • Splits where the tray meets the wall

If you look after a building such as Douglas Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
