Milton of Campsie homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Lenzie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Bathroom resealing in Milton of Campsie

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Typical jobs include black mould in the silicone that won’t clean off and splits where the tray meets the wall, across wet rooms, shower trays & enclosures and sinks & splashbacks.

A bathroom in a place like Milton of Campsie gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

You’re covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Surface by surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it is not properly supported

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Basins & vanity units
  • Baths
  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Use gentle cleaners on the silicone
  • Do not let bottles sit on the bead
  • Keep the fan on for a while after bathing
  • Look for lifting corners and small gaps now and then

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What happens if it’s left?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In an older home around Milton of Campsie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

FAQs for Milton of Campsie

Do you cover smaller places like Milton of Campsie?

Yes, Milton of Campsie is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Lenzie station. Can you help?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

How much does bathroom resealing cost in Milton of Campsie?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Is white the only colour available?

You’re not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

What we’re called out for in Milton of Campsie

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

These are the problems we are asked about most:

  • Lumpy, uneven sealant from a DIY attempt
  • Leaks into the floor or ceiling below
  • Failed sealant on the screen profile
  • Sealant that has split, shrunk or peeled away

If you look after a building such as Kirkintilloch High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • Is the old sealant removed completely?
  • Whether VAT is included
  • How the surfaces are prepared before sealing
  • How much experience the applicator has

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Around Milton of Campsie, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
