What we’re called out for in Auchinreoch
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
Keep an eye out for any of the following:
- Gaps between the worktop and the wall
- Splits where the tray meets the wall
- Smears of silicone across the tiles
- Failed sealant on the screen profile
For landlords with property near Lenzie station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Questions to ask before you book
- What happens if they find a problem under the old sealant
- Whether they’re fully insured
- Whether all the old sealant comes out first
- Whether VAT is included
Bathroom resealing in Auchinreoch, done properly
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We are often asked to deal with water escaping at the shower enclosure and smears of silicone across the tiles, across wet rooms, baths and sinks & splashbacks.
Bathrooms in smaller places like Auchinreoch work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
There’s a 12-month guarantee on every job, whatever its size.

Bathroom resealing around Auchinreoch
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Schools such as Kirkintilloch High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Kirkintilloch, walls and floors in older homes can move, and sealant and grout show it first.

Why act early in Auchinreoch
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Auchinreoch, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
What you get with us

How we quote for bathroom resealing
We quote each job individually. These are the things that affect it:
- Mould in or behind the old joints
- Access and height
- Whether old sealant or filler has to be cut out
- How much there is to do
Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
What we need to know
Photos by email are helpful but not essential. Please mention:
- The address or postcode of the job
- Whether it has been sealed before
- The problem you’ve noticed
- Whether it’s a home or a business

Common questions in Auchinreoch
Is Auchinreoch in your area for bathroom resealing?
Yes. We work across all of Scotland, and Auchinreoch is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Will you come out to Auchinreoch?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you have insurance?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Is white the only colour available?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
When something else is needed
We will not take on work that won’t last, so here’s what sealant can’t put right:
- Cracked or missing grout between tiles (that’s regrouting)
- A leaking waste, trap or valve
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
Joints and surfaces we work on

- Basins & vanity units

What happens on the day
We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Auchinreoch need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, usually around 24 hours.
How to prepare
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive

Advice
Aftercare tips
A little care helps the new joints last. Our advice:
- Do not let bottles sit on the bead
- Dry worktop joints after washing up
- Let new sealant cure fully before it gets wet
- Check the joints every few months for splits or lifting
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
