How we quote for bathroom resealing

Call for a quick quote. The main things that affect it are:

  • The number of rooms or windows
  • Working hours on commercial sites
  • Whether the work is at height
  • Any mould that needs treating

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Photos by email, if that’s easy
  • If someone has resealed it before
  • The problem you’ve noticed
  • Whether it’s a home or a business

Every job is quoted individually, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.

Bathroom resealing for homes and businesses in Maryhill Park

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Maryhill Park. Stone-built tenements are part of every Scottish city, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Maryhill Park as anywhere in the city.

Our work is backed for twelve months, in Maryhill Park and everywhere else we cover.

Your questions about bathroom resealing in Maryhill Park

Could a leaking bath seal in my Maryhill Park flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Do you take on hotel work around Maryhill Park?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

What colours of sealant can you use?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Where do you work from?

Mr Mastic is based in Crawley. We cover Maryhill Park and the rest of Glasgow.

Bathrooms and kitchens in Maryhill Park

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as John Paul Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

What we are called out for in Maryhill Park

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Look out for these signs:

  • Mouldy sealant that has gone black
  • Damp behind the bath or under the tray
  • Sealant that has split, shrunk or peeled away
  • Two layers of silicone, both failing

Letting a property close to Maryhill station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How to choose a mastic man

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

What we cannot put right

We will always be straight with you, so here’s what new sealant will not do:

  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded
  • A leaking waste, trap or valve

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a morning or an afternoon for most single baths and showers. In a city area like Maryhill Park, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Use gentle cleaners on the silicone
  • Move toiletries away from the joint
  • Dry worktop joints after washing up
  • Check the joints every few months for splits or lifting

In a kitchen, do not let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
