New build mastic in Wincheap

New build mastic in Wincheap, done properly

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation. We work on show homes, plot handovers and skirting & floors, and common reasons people get in touch are new-build shower sealant that has already split and beads laid onto grit and dust from the build.

In and around Wincheap, floors range from older timber boards to tiles and newer finishes, each moving in its own way. Skirting and threshold joints need a sealant that suits the floor.

Whatever the size of the job, it’s backed by our 12-month guarantee in Wincheap and across Kent.

Why deal with it now?

A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. Homes in smaller places like Wincheap can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • Deciding who is responsible under a builder’s warranty
  • Movement caused by a poorly fitted tray or bath
  • Leaks from pipes, valves or wastes, which need a plumber

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Do you need new build mastic in Wincheap?

Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly.

People normally contact us when they notice one of these:

  • Kitchen sealant that has pulled off the wall
  • New-build shower sealant that has already split
  • Plot mastic for developers ahead of handover
  • Sealant that never bonded to the surface

For new homes near Canterbury East station, it’s worth checking the sealant early, while snags are still fresh.

Questions to ask before you book

  • Whether the sealant suits the joint
  • When the joint can take water or movement
  • Who turns up on the day
  • Whether you can choose the colour

How to choose a mastic man

Keeping the joints in good condition

Looking after new joints is easy:

  • Clean sealant with mild detergent, not abrasives
  • Keep pictures and emails about snagging items
  • Don’t seal over failed sealant yourself
  • Act quickly if a seal starts to leak

Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day.

Early snagging is easier snagging. Small faults turn into leaks if left.

How the job changes by surface

Plot handovers

Plot mastic is carried out to the developer’s schedule. Joints are prepared properly before sealing to keep callbacks down.

Windows and doors

Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.

What we do, step by step

We keep the work tidy and contained to the area we are working on. The job usually takes a few hours in a single home, and we tell you how long to leave it before we go. In a smaller place like Wincheap, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. Each joint is checked for movement before work begins.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Getting ready for the visit

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

FAQs for Wincheap

Will you come out to Wincheap?

Yes, Wincheap is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Canterbury East station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Why has my new-build shower seal failed already?

Cracking in the first couple of years is common, because the house is drying and settling. Poor preparation at handover adds to it.

Who should fix failed sealant in a new build?

Start with the builder if you’re in the snagging or warranty period. Once that’s done, or if they will not put it right, we’ll cut it out and reseal it.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How much does new build mastic cost in Wincheap?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can you quote for more than one area?

Yes. Just list everything you need.
