The process
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the number of plots. For a place like Dundrennan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
How to prepare
- Mention any leaks or damp you’ve noticed
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints

When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Settlement cracks that need a surveyor
- Damaged fittings that need replacing
- A tray or bath that is not properly supported, until it’s fixed
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Do you need new build mastic in Dundrennan?
Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Both fail early.
Look out for any of the following:
- Plot mastic for developers ahead of handover
- Beads laid onto grit and dust from the build
- Cracked sealant around new window and door frames
- Cracks appearing as a new home settles
Whether the job is in Dundrennan itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- Who turns up on the day
- How the colour is chosen
- Whether all the old sealant comes out first
- How the joint is cleaned and prepared
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Dundrennan is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Dundrennan: your questions answered
Can you do new build mastic in Dundrennan?
Yes, Dundrennan is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Is new build mastic in Dundrennan guaranteed?
All our work, in Dundrennan and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Are you fully insured?
Yes, we’re fully insured for domestic and commercial work.
When is the sealant fully cured?
It depends on the product. We tell you how long to leave it before we go.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Why has my new-build shower seal failed already?
It’s common, and there are normally two reasons: movement as the house dries and settles, and sealant laid onto dust without primer. Cutting it out and resealing properly fixes both.
My new home is still under warranty. Should I contact you?
Report it to the builder first while you’re covered. Once that’s done, or if they will not put it right, we will cut it out and reseal it.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Resist patching a failed seal with a tube from the DIY shop
- Put sealant faults on your snagging list early
- Clean sealant with mild detergent, not abrasives
- Ventilate bathrooms well, especially in the first year
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black keeps the job straightforward.
Different surfaces, different methods
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.
Show homes
We seal show-home bathrooms, kitchens and frames to a tidy standard. We will plan around viewing times.
