New build mastic in Palnackie
New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. We work on skirting & floors, bathrooms & en suites and show homes, and the jobs we see most are untidy sealant flagged on a snagging list and frame joints opening as the plaster dries.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

New build mastic around Palnackie
Palnackie is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Palnackie, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Palnackie: your questions answered
Is there a guarantee on new build mastic in Palnackie?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Can you do new build mastic in Palnackie?
Yes, Palnackie is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you have insurance?
Yes, we are fully insured for every job we do.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Where are you based?
We work from Crawley. We cover Palnackie and the rest of Dumfries and Galloway.
What happens if it’s left?
DIY kits do not solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

How the visit works
We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. Outdoor work around Palnackie depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
How to prepare
- Clear items away from the joints we’re working on
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work

What the job involves on each surface
Skirting and floors
As timber and screed dry, skirting and floors shift. Caulk cracks; a flexible sealant moves with it painted or coloured to suit.
Bathrooms and en suites
Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out and baths are filled before sealing.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Quotes for new build mastic in Palnackie
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- Which sealant suits the joint
- The number of rooms or windows
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Helping us quote
Before you ask for a quote, have a think about:
- Whether it’s a home or a business
- Photos by email, if that’s easy
- The rough size of the job
- The problem you’ve noticed
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.
Common problems we fix in Palnackie
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
Keep an eye out for any of the following:
- Cracked caulk along new skirting
- Kitchen sealant that has pulled off the wall
- Cracked sealant around new window and door frames
- Untidy sealant flagged on a snagging list
Whether the job is in Palnackie itself or nearby, the right material for each joint matters as much as a neat finish.
