Glazing silicone in Dundrennan, done properly

Not every silicone suits glass. We use a neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. Typical jobs include mouldy sealant around glass panels and leaking glazing joints on a rooflight, across glass-to-glass joints, rooflights and glass-to-frame joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What glazing silicone looks like in Dundrennan

Dundrennan is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Dundrennan Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. In and around Dundrennan, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

When it isn’t the sealant

In fairness, there are a few things sealant won’t fix:

  • A roof that has moved or dropped
  • Rotten or badly damaged frames
  • A broken pane or roof panel

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Where we work in Dundrennan

  • Glass balustrade bases
  • Conservatory frames
  • Glass-to-glass joints
  • Glass-to-frame joints
  • Rooflights
  • Shower screens

Why deal with it now?

Topping up old silicone can look like a fix, but new silicone won’t bond to old and water soon finds its way back. A proper reseal is the lasting answer. In an older home around Dundrennan, damp from a failed joint can get into timber and plaster.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Different surfaces, different methods

Glass-to-glass joints

You see these joints clearly, so we take care to leave a neat bead.

Rooflights

We reseal the glazing joints on rooflights. If the leak is from the roof around it, a roofer needs to look.

How we quote for glazing silicone

We don’t publish a price list. The quote depends on:

  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • The product the joint needs
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What we need to know

When you call or email, it’s useful to know:

  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • Where the property is
  • The rough size of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Aftercare tips

To keep the joints looking good and working properly:

  • Use gentle products around the joints
  • Run a squeegee over the glass when you’re done
  • Check the gutters above the glazing for debris
  • Ventilate the conservatory to cut condensation

Don’t use blades or scrapers near the bead when cleaning the glass. A soft cloth or sponge is best.

Cracked glazing silicone means the joint has failed. Resealing now is a small job compared with fixing water damage later.

The process

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most jobs. Outdoor work around Dundrennan depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We trace the leak and confirm it’s a sealant joint.
  2. We remove the old sealant carefully.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.
