About our floor joint sealing in Dundrennan
Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors so the joint stays neat. Typical jobs include skirting caulk that keeps splitting and gaps between floors and kitchen plinths, across skirting boards, concrete floor joints and commercial floors.
Around smaller Scottish places like Dundrennan, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

New homes and floors in Dundrennan
Across Dumfries and Galloway, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Community buildings like Dundrennan Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Your questions about floor joint sealing in Dundrennan
Do you cover smaller places like Dundrennan?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Dundrennan in your area for floor joint sealing?
Yes. Our work covers the whole of Scotland, and Dundrennan is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
When can I walk on the floor?
You’ll get the times before we go. It depends on the sealant, and walking on it usually comes before mopping or wheeled traffic.
Is there a guarantee?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. Joints that will be painted get a paintable product and wet areas get silicone.
What does floor joint sealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What we are called out for in Dundrennan
Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water so the gap reappears.
These are the problems we are asked about most:
- Worn sealant at door thresholds
- Gaps between floors and kitchen plinths
- Skirting caulk that keeps splitting
- Failed joint filler in concrete floors
Around Dundrennan, as everywhere, floor joint sealing is only as good as the preparation behind it.
What to look for in a quote
- Whether the sealant suits the joint
- Are they insured?
- How the colour is chosen
- What the cure time is
Different surfaces, different methods
Thresholds
Two different floors meeting at a threshold move differently. A flexible sealant bridges them.
Skirting boards
Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk.
What affects the quote in Dundrennan
Every job gets its own quote. These are the things that affect it:
- How easy the joints are to reach
- Any mould that needs treating
- How many areas need sealing
- Whether old sealant or filler has to be cut out
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
To help us quote quickly, please include:
- If it’s domestic, commercial or a hotel
- The rough size of the job
- Access, such as stairs, a lift or height
- If someone has resealed it before
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Landlord and commercial work in Dundrennan
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
For anyone letting property in or around Dundrennan, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.
When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- A tiled floor that needs relaying
- Floors that are uneven or need levelling
- Failed waterproofing under a wet room floor
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

- Concrete floor joints
The process
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on the length of joint. Outside jobs in Dundrennan need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- We apply a flexible sealant suited to the floor and tooled.
- We check the joints and explain the aftercare.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Mention any parking rules near the property
- Plan for the work area to be out of bounds to pets and children
How to get a quote
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
Advice
Why deal with it now?
Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. In an older home around Dundrennan, damp from a failed joint can get into timber and plaster.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
