Glazing Silicone in Townhead
Glazing silicone across Townhead and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Failed sealant around rooflight glass
- Glazing silicone that has cracked or come away
- Sealant that was laid over old silicone and failed
How we handle glazing silicone in Townhead
Sealant on glazing does not last for ever. Sun, rain and movement wear it down, and once it cracks, water follows. Resealing puts that right. We work on glass balustrade bases, shower screens and rooflights, and people most often call us about failed joints on frameless glass and glazing silicone that has cracked or come away.
Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Townhead.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Townhead: your questions answered
Is Townhead in your area for glazing silicone?
Yes. We work across all of Scotland, and Townhead is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Who arranges sealant work on the shared parts of a tenement in Townhead?
Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Your title deeds will say who owns the windows.
Can you just put new silicone over the old?
Silicone does not stick to silicone and water gets between the layers. We cut out the old sealant first.
Is a special sealant needed for glass?
A glazing silicone chosen for the joint. Neutral-cure products suit most glass and frames, as some acetoxy types can attack certain metals.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Is balustrade sealant something you do?
Yes. We cut out the failed sealant and reseal the base joint with a suitable product.

Do you need glazing silicone in Townhead?
Sunlight breaks sealant down and roof joints get the most sun. Old silicone hardens, cracks and loses its grip on the glass.
The most common problems we see are:
- Leaks from the base of a shower screen
- Drips on the inside of a conservatory window
- A quick top-up bead that didn’t last
- Glass-to-glass joints that have split
Letting a property close to Glasgow Queen Street station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
What your quote should include
- Whether the sealant suits the joint
- Whether all the old sealant comes out first
- How long the guarantee is
- How hidden problems are handled
When it isn’t the sealant
We’ll always be straight with you, so here’s what sealant cannot fix:
- A broken pane or roof panel
- A sealed unit that has misted inside
- Structural problems with a conservatory roof
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What affects the cost of glazing silicone
The price is agreed before any work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- The type of sealant required
- How much there is to do
- How easy the joints are to reach
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
What to tell us for a quote
To make quoting easier, please include:
- How many joints, rooms or windows are involved
- Where the property is
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
Windows and doors in Townhead
Townhead is in the west of Scotland, which is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain. Glasgow’s tenements are largely red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that won’t stain or attack it.
For site and facilities teams at buildings such as Allan Glen's School, its window and door frames need their mastic kept sound, just like a home’s. Provand's Lordship, about 0.4 miles south-east, is one of the historic houses in the wider area around Townhead, and older homes nearby need a sealant that suits their walls.

How it works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes anything from an hour or two to most of a day, depending on the size of the job in most cases. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Townhead, tell us the floor, how the door entry system works and where we can park nearby.
- First we agree the joints to be done.
- Old sealant is removed from the glass and frame.
- We clean and prepare the joint.
- New glazing silicone goes in and is finished neatly.
- The joints are checked before we leave.

Related advice
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Run a squeegee over the glass when you are done
- Clean glass with a mild cleaner and a soft cloth
- Keep scrapers and blades away from the silicone
- Inspect the sealant on glazing annually
Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.
Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the problem grows.
Surface by surface
Shower screens
Black or peeling silicone on a screen lets water out. Cutting it out and resealing fixes it.
Rooflights
Rooflights get the full force of the weather. Its sealant ages faster than vertical joints.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
