Glazing silicone in South Town

Glazing silicone in South Town

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. We work on glass-to-frame joints, rooflights and glass balustrade bases, and the jobs we see most are drips on the inside of a conservatory window and failed joints on frameless glass.

Mastic can only go onto a dry, clean joint, so window work in South Town is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

Every job comes with a one-year guarantee.

What we are called out for in South Town

Heat and cold make glass and frames move, and they do not move by the same amount. In time, the sealant splits or pulls away.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant that was laid over old silicone and failed
  • Rooflight joints letting water in
  • Water tracking down the inner face of the glass
  • Water escaping where a screen meets the wall

If you let a flat or house near Alton station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

What your quote should include

  • Is VAT in the price?
  • Which colour the sealant will be
  • Whether all the old sealant comes out first
  • How much experience the applicator has

10 questions to ask before booking

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

When something else is needed

We will always be straight with you, so here’s what new sealant won’t do:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • A frame that needs repairing or replacing

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

Surfaces we seal

  • Shower screens
  • Glass-to-glass joints
  • Glass-to-frame joints
  • Glass balustrade bases
  • Rooflights
  • Conservatory frames

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

How the visit works

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. The work usually takes a few hours for most jobs. For a village or hamlet like South Town, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by finding the leak and making sure sealant is the cause.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we’re working on

Glazing silicone in South Town: local notes

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Bentworth Hall (about 1.4 miles north-east) are a reminder that the area around South Town has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

For an older house near a landmark such as Church of St Andrew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Medstead Church of England Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

How the job changes by surface

Conservatory frames

Conservatory frame joints are a common source of leaks. We remove the failed sealant and renew it.

Shower screens

Most shower screen leaks come from the wall or tray joint. Both are resealed with anti-fungal silicone.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe the screen down after showering
  • Do not use a blade near the sealant
  • Inspect the sealant on glazing annually
  • Get a new leak looked at quickly

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

A small conservatory leak soon spreads. Water runs along frames and down walls so it’s best dealt with straight away.
