How we handle bathroom resealing in South Town

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you have water escaping at the shower enclosure and gaps between the worktop and the wall, we can help.

Being in a small place like South Town makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

Your job is guaranteed for a year, as with all our work.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like South Town needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Why it’s worth doing now in South Town

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a small place like South Town, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or email us for an honest opinion and a quote.

What bathroom resealing looks like in South Town

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Medstead Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Andrew include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Common questions in South Town

Do you work for landlords with property near Alton station?

Yes. We work for landlords and agents as well as householders. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Will you come out to South Town?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

When it is not the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • A leaking waste, trap or valve
  • Cracked or missing grout between tiles (that is regrouting)
  • Tiles that have come away from the wall

If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.

Surfaces we seal

  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks

When to call us in South Town

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone usually will not clean off.

These are the problems we’re asked about most:

  • Water escaping at the shower enclosure
  • Cracked, shrunken or lifting silicone
  • Damp behind the bath or under the tray
  • A reseal done over the top of the old bead

Letting a property close to Alton station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
