New homes and floors in Wye
Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

If you look after a church, hall or community building such as Church of Saint Gregory and Saint Martin, joints in its floors, skirtings and thresholds need resealing as they wear.

Floor joint sealing in Wye, done properly
Across Wye, we seal floor and skirting joints in homes and businesses. Each job starts with looking at the floor and the gap, because the right sealant depends on both. We work on thresholds, tiled floors and skirting boards, and common reasons people get in touch are open gaps along the bottom of skirting boards and caulk that has cracked where the floor moves.
Work in a small place like Wye just needs the journey and access planning, and once on site, the job is the same as anywhere.

What happens if it’s left?
An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges before they need a bigger repair. Where a wall is exposed, as many are in small places like Wye, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
What you get with us
- Colour picked to suit the job
- Old sealant always removed completely

How we quote for floor joint sealing
You will get a clear quote before we start. It takes into account:
- The old material and how stubborn it is
- Access and height
- Mould in or behind the old joints
- The number and length of the joints
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.
Helping us quote
You do not need to know the technical terms. Just tell us:
- How we’d reach the joints
- The rough size of the job
- The address or postcode of the job
- If someone has resealed it before

Your questions about floor joint sealing in Wye
Will you come out to Wye?
Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do floor joint sealing in Wye?
Yes. We work across London and the South East, and Wye is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.
Can you use decorators’ caulk instead?
Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.
How long does floor joint sealing take?
Typically it takes a few hours for most rooms, longer for large commercial floors. Bigger jobs take longer, and we will tell you how long to expect.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
When can I walk on the floor?
You’ll get the times before we go. That depends on the product, and walking on it generally comes before mopping or wheeled traffic.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Different surfaces, different methods
Wet room and bathroom floors
In a wet room, the floor-to-wall joint is a key line of defence. We reseal it with a flexible silicone suited to wet areas and we’ll say if the problem looks like more than the joint.
Skirting boards
Gaps between skirting and floor open as timber and floors move. A flexible sealant closes the gap without cracking painted or coloured to match.
When it is not the sealant
We will always be straight with you, so here’s what new sealant won’t do:
- Structural movement or subsidence
- Bouncy or failing floorboards
- Leaks from a failed tanking system
If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

What happens on the day
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a morning or an afternoon for most homes. In a small place like Wye, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied and tooled.
- Finally, we check the work and talk you through aftercare.
Preparing for the visit
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks

Advice
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
When to call us in Wye
When a tiled floor has no movement joints, the grout takes the strain. You’ll see a crack running along the grout, showing where a movement joint was needed.
Most people get in touch when they notice one of these:
- Gaps at thresholds between rooms
- Gaps opening between the floor and skirting
- Grout used at the floor edge instead of sealant
- Dirt and water collecting in open floor joints
If you look after a building such as Lady Joanna Thornhill Endowed Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early.
