Window mastic in Wye

How we handle window mastic in Wye

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that cannot move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. Common call-outs are for white mastic on grey or black frames and draughty joints inside around the window, on uPVC windows, aluminium frames and composite doors.

Mastic can only go onto a dry, clean joint, so window work in Wye is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

How the visit works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take most of a day for a typical house, less for a few frames. For a village or hamlet like Wye, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Getting ready for the visit

  • Clear the area around the work
  • Mention any parking rules near the property
  • On commercial sites, let us know about site rules

Advice

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Condensation trapped between the panes
  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

What window mastic looks like in Wye

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Godinton House (about 4.8 miles west) are a reminder that the area around Wye has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

For landlords with property near Wye station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you look after a building such as Lady Joanna Thornhill Endowed Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Questions from Wye

Do you work for landlords with property near Wye station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Can you do window mastic in Wye?

Yes. We work across London and the South East, and Wye is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can resealing stop a draught around my window?

Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Check the mastic once a year
  • Don’t paint over the silicone
  • Keep drainage slots and sill grooves clear
  • Wipe condensation off the frames

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Different surfaces, different methods

Patio & French doors

Door frames take knocks and movement every time the doors are used. The sealant must cope with it without cracking.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

What affects the quote in Wye

Jobs vary more than people expect. What affects the quote:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • The amount of work
  • How easy the joints are to reach

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

What we need to know

To help us quote quickly, let us know:

  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • If someone has resealed it before

We quote each job on its own, so start by telling us what you need. Simply call 0345 464 0079 or email us and describe the job.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Common problems we fix in Wye

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

The most common problems we see are:

  • Cracked internal joints between frame and plaster
  • Gaps left after new windows were fitted
  • Black, perished sealant on frames
  • Cracked or shrunken mastic around the frame

In the older streets around Church of Saint Gregory and Saint Martin, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • What the cure time is
  • How the joint is cleaned and prepared
  • Whether they seal over old material or remove it
  • Whether they’re fully insured
