How we handle window mastic in Boughton Corner

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. Typical jobs include mastic that’s falling out in pieces and untidy mastic left by window fitters, across aluminium frames, timber windows & doors and composite doors.

Outdoor sealant needs dry, clean surfaces, so work on frames around Boughton Corner is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

Our work is backed for twelve months.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on how much there is to do. Somewhere as small as Boughton Corner, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we’re working on
  • For indoor joints, keep the area dry beforehand if you can

Why deal with it now?

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. Where a wall is exposed, as many are in small places like Boughton Corner, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why book with us

  • Colour agreed with you before any work starts
  • Tidy, careful work
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Over 20 years’ experience

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Wipe condensation off the frames
  • Do not paint over the silicone
  • Keep jet washers away from the mastic
  • Check the mastic once a year

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

How the job changes by surface

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that, where a rigid one would crack.

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Do you need window mastic in Boughton Corner?

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.

The most common problems we see are:

  • Whistling draughts around closed windows
  • Cracked internal joints between frame and plaster
  • Gaps where the sill meets the wall
  • Black, perished sealant on frames

In the older streets around All Saints’ Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • The length of the guarantee
  • Which colour the sealant will be
  • Is VAT in the price?
  • Whether the sealant suits the joint

How to choose a mastic man

What affects the quote in Boughton Corner

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • When we can work, for business premises
  • Access and height
  • The number of rooms or windows

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The rough size of the job
  • Where the job is, and your postcode
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, call 0345 464 0079 or send us an email.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A sash or casement that will not close properly
  • Soft or decayed wood in the frame

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

Frames and glazing around Boughton Corner

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Godinton House (about 4.4 miles south-west) nearby, there’s older building stock in the area around Boughton Corner as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Schools such as Lady Joanna Thornhill Endowed Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Wye station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
