External mastic in Wye

External mastic for homes and businesses in Wye

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We work on copings & trims, brickwork movement joints and façade panels, and the jobs we see most are joints with sealant missing in places and damp patches traced to an open external joint.

Somewhere as small as Wye, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Check the sealant is paintable before painting near it
  • Avoid pressure-washing directly into sealant joints
  • Keep water from gutters off the wall
  • Act on the first splits you see

Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years.

Surface by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so its sealant has to stay flexible.

Common problems we fix in Wye

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

The most common problems we see are:

  • Cracked joints where brick meets render or frames
  • Joints with sealant missing in places
  • Moss and dirt in joints with no sealant left
  • Joints where the bead has come unstuck

For an older house near a landmark such as Church of Saint Gregory and Saint Martin, an extension built onto an older house moves differently, and the joint between them takes the strain.

Wye buildings and the weather

With historic houses such as Godinton House (about 4.8 miles west) nearby, there’s older building stock in the area around Wye as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you let a flat or house near Wye station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Lady Joanna Thornhill Endowed Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

How the visit works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. For a village or hamlet like Wye, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Mention any sign-in or site rules at work premises

Advice

FAQs for Wye

Do you cover Wye for external mastic?

Yes, Wye is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing, and we will send you a clear quote.

Do you cover smaller places like Wye?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

What we cannot put right

New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant will not put right:

  • Movement that is more than a sealant joint can take
  • Render that’s blown, hollow or coming away
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.
