Need glazing silicone in Wye?

Glazing silicone for homes and businesses in Wye

Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone that’s suited to glass and the frame, and we tool it to a neat, even finish. Common call-outs are for mouldy sealant around glass panels and shower screens leaking along the wall or tray, across conservatory frames, glass balustrade bases and glass-to-frame joints.

Homes in small places like Wye often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • Cracked or broken glass
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Wye questions

Do you work for landlords with property near Wye station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Will you come out to Wye?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

What guarantee do I get?

All our work has a 12-month guarantee, and we’re fully insured.

Do you have insurance?

Yes. Full insurance covers our work.

Can a conservatory leak be sealed?

Yes, when the leak is a failed sealant joint. If it’s a broken panel, failed unit or roof problem, we’ll tell you.

How do I get a quote for glazing silicone in Wye?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

How the job changes by surface

Glass-to-frame joints

Old sealant is removed carefully from the glass before new glazing silicone goes in.

Glass balustrade bases

The base joint is cut out and resealed. Glass fitting is a separate trade.

Frames and glazing around Wye

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Godinton House (about 4.8 miles west) nearby, there’s older building stock in the area around Wye as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

Letting a property close to Wye station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows. Schools such as Lady Joanna Thornhill Endowed Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near Church of Saint Gregory and Saint Martin, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It generally takes a few hours for most jobs. Somewhere like Wye needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We trace the leak and confirm it’s a sealant joint.
  2. We remove the old sealant carefully.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Getting ready for the visit

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not use a blade near the sealant
  • Stick to mild cleaners on glass
  • Check the gutters above the glazing for debris
  • Keep air moving in the conservatory

Do not use blades or scrapers near the bead when you clean. Stick to a soft cloth.

Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.

Why act early in Wye

Fixing a leaking screen early protects what’s underneath. Water from a failed joint can soak into the floor before you notice. Around Wye, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.
