Need floor joint sealing in Oakwood?

Signs you need floor joint sealing in Oakwood

A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so and anything rigid cracks.

The most common problems we see are:

  • Tiled floors with no room to move
  • Gaps opening between the floor and skirting
  • Rigid edge joints in tiled floors
  • Chipped and open joints in warehouse floors

Oakwood is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Our hiring checklist

Floor joint sealing in Oakwood

A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. If you have skirting caulk that keeps splitting and concrete floor joints that have broken down, we can put it right, on skirting boards, concrete floor joints and commercial floors alike.

New flats are going up across London, many of them in larger developments. Snagging there often goes through the developer or managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

How the job changes by surface

Concrete floor joints

Concrete floors have sawn or formed joints to control cracking. We reseal them with a floor-joint product suited to the traffic.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.

How it works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Oakwood. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we’re working on

Advice

Joints and finishes in Oakwood homes

Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent. Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal.

Managing a site like Wolfson Hillel Primary School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. For buildings such as St Thomas's Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Honest limits

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Movement too big for a sealant joint
  • Loose, hollow or cracked tiles, which need a tiler
  • Damaged concrete that needs breaking out and repairing

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

What we seal

  • Skirting boards
  • Concrete floor joints
  • Tiled floors
  • Thresholds
  • Wet room & bathroom floors
  • Commercial floors

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What affects the quote in Oakwood

Call for a quick quote. What matters most is:

  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us.

What we need to know

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • The address or postcode of the job
  • Any access issues, like height or stairs

For a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

FAQs for Oakwood

I let a flat near Winchmore Hill station. Can you help?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.

Is parking a problem for a job in Oakwood?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

How soon can the floor be mopped?

That varies with the sealant and the room. We give you the times for walking, cleaning and traffic when we finish.

Will I be able to paint over the new joint?

Where you plan to paint, we do. Silicone does not take paint so mention it when you get a quote.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Can new sealant go over the old?

No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you offer different sealant colours?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Why not just use caulk?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.

Why it’s worth doing now in Oakwood

Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Oakwood, the repair is bigger than a sealant job.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
