Trusted floor joint sealing in Newington

What happens if it’s left?

Dirt builds up in open joints, and they look untidy. A neat sealed joint is easier to clean and finishes the floor. Homes in smaller places like Newington can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or email us and we will talk you through it.

Floor joint sealing for homes and businesses in Newington

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. Common call-outs are for grout cracking in a straight line across a floor and open joints that fill with dirt, across thresholds, skirting boards and wet room & bathroom floors.

Homes around Newington range from older cottages to newer houses, and their floors range just as widely, each moving in its own way. Skirting and threshold joints need a sealant that suits the floor.

All of our work is guaranteed for twelve months.

Floor joint sealing in Newington: local notes

Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

Rented homes near Ramsgate station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty. Managing a site like Ramsgate Arts Primary School? Then floor and threshold joints in busy corridors wear quickly and are best resealed early. Community buildings like St Christopher's Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Jobs vary more than people expect. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • How many areas need sealing
  • How easy the joints are to reach

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

To help us quote quickly, let us know:

  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • The problem you’ve noticed

We quote each job on its own, so start by telling us what you need. Just phone 0345 464 0079 or drop us an email with the details, and photos are welcome.

Questions from Newington

Can you do floor joint sealing in Newington?

Yes, Newington is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.

I let a flat near Ramsgate station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

How long does the job take?

Typically it takes a few hours, depending on the length of joint. Larger jobs naturally take longer, and we’ll say how long yours will take.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Is caulk good enough for skirting?

Caulk is fine for dry joints that don’t move, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Why does the gap under my skirting keep coming back?

It’s normally the floor moving: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.

Surface by surface

Thresholds

Two different floors meeting at a threshold move differently. A flexible sealant bridges them.

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours, depending on the length of joint, including the tidy-up. In a smaller place like Newington, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises

Advice

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
