Floor joint sealing for Lea Bridge homes and businesses

How we handle floor joint sealing in Lea Bridge

Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone, which isn’t made to be painted. If you are dealing with gaps between floors and kitchen plinths and gaps opening between the floor and skirting, we can put it right.

From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or drop us an email.

Floor joint sealing in Lea Bridge: local notes

Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.

If you look after a church, hall or community building such as St Matthew, joints in its floors, skirtings and thresholds need resealing as they wear. Managing a site like Southwold Primary School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Lea Bridge is about 1 mile north of Homerton, in Greater London. How the job changes by surface

Thresholds

Where a tiled floor meets timber or carpet, the joint takes movement from both sides. We bridge them with a flexible bead.

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

Why act early in Lea Bridge

Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now for most homes. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

Doing several joints on one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

Why book with us

  • Sealant colour chosen to suit
  • Old sealant always removed completely
  • Fully insured
  • You choose the colour before work begins

Read what affects the cost or what customers say.

Honest limits

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Floors that are uneven or need levelling
  • Tiles that have lifted or broken
  • Movement too big for a sealant joint

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

What happens on the day

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours, depending on the length of joint. In Lea Bridge, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Preparing for the visit

  • Clear the area around the work
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

That depends on how much there is to do, but most jobs take a few hours for most rooms, longer for large commercial floors. We will give you a better idea when we quote.

Will the old sealant be removed?

When to call us in Lea Bridge

Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack.

These are the problems we’re asked about most:

  • Threshold joints that have opened or worn
  • Cracked grout where a tiled floor needs a movement joint
  • Open gaps along the bottom of skirting boards
  • Gaps between floors and kitchen plinths

Rented homes near Clapton station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

What your quote should include

  • When the joint can take water or movement
  • What happens if the job turns out different
  • Which sealant they’ll use, and why
  • The length of the guarantee

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
