How we quote for floor joint sealing
You will get a clear quote before we start. It’s based on:
- Whether old sealant or filler has to be cut out
- The type of sealant required
- The number of rooms or windows
- Access and height
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
Asking for a quote
Before you ask for a quote, have a think about:
- Where the job is, and your postcode
- How we’d reach the joints
- How many joints, rooms or windows are involved
- If someone has resealed it before
Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.
How we handle floor joint sealing in Canada
Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is generally the better choice. Common call-outs are for caulk that has cracked where the floor moves and dirt and water collecting in open floor joints, on commercial floors, thresholds and concrete floor joints.
Around Canada, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

FAQs for Canada
Do you cover smaller places like Canada?
Yes. Canada is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do floor joint sealing in Canada?
Yes. Our work covers London and the South East, and Canada is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing, and we’ll send you a clear quote.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Why does the gap under my skirting keep coming back?
Movement from drying timber and settling floors. Caulk tends to crack; a flexible sealant doesn’t.
How long will you be here?
That depends on how much there is to do, but most jobs take a few hours for most rooms, longer for large commercial floors. We’ll tell you when we quote.
How soon can the floor be mopped?
That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so there’s no guesswork.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
Do you need floor joint sealing in Canada?
An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap and behind skirting and plinths.
The most common problems we see are:
- Gaps at thresholds between rooms
- Grout cracking in a straight line across a floor
- Caulk that has cracked where the floor moves
- Gaps opening between the floor and skirting
If you let a flat or house near Romsey station, a tidy floor and skirting joint helps a rental look ready for the next tenant.
What to look for in a quote
- Are they insured?
- Whether they seal over old material or remove it
- What guarantee comes with the work
- How much experience the applicator has
Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Use a well-wrung mop rather than flooding the floor
- Do not fill floor joints with caulk where they move or get wet
- Vacuum floor joints regularly to stop grit building up
- Ask before painting over a sealed joint
Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the surface smoother.
When it is not the sealant
Sealant is not the answer to every problem, and we will tell you before any work starts. It won’t solve:
- A tiled floor that needs relaying
- Structural movement or subsidence
- Cracked or broken concrete slabs
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.
Surfaces we seal
- Wet room & bathroom floors
- Commercial floors
- Skirting boards
- Tiled floors
- Thresholds
- Concrete floor joints
How the job changes by surface
Thresholds
Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible and neatly finished.
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and keeps dirt out.
How the visit works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours for most rooms, longer for large commercial floors. Somewhere as small as Canada, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
How to prepare
- Mention any tricky access
- Try not to wet indoor joints just before the visit
- Let us know about parking restrictions
