Floor joint sealing in Wigley

Floor joint sealing in Wigley

Good floor joints come down to the right product and clean, prepared edges. We remove what’s there first, then clean, back and seal the joint. We work on skirting boards, commercial floors and wet room & bathroom floors, and common reasons people get in touch are grout cracking in a straight line across a floor and chipped and open joints in warehouse floors.

In a village or hamlet like Wigley, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

Leave it or put it right?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant moves with the floor. Around Wigley, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or drop us an email and we will talk you through it.

Why us?

  • White, clear, grey or coloured to suit, where the product allows

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Common problems we fix in Wigley

A floor laid tight to the walls has no room to move. As it expands, the edges lift or crack, and the sealant or grout breaks.

These are the problems we are asked about most:

  • Perimeter joints in tiled floors filled with grout
  • Open joints around bathroom floor edges
  • Worn sealant at door thresholds
  • Open gaps along the bottom of skirting boards

Letting a property close to Totton station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What your quote should include

  • What insurance they hold
  • How hidden problems are handled
  • How the surfaces are prepared before sealing
  • Is the old sealant removed completely?

10 questions to ask before you book

Wigley questions

Will you come out to Wigley?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Totton station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Do you seal warehouse floor joints?

Yes, from warehouses and units to offices and shops. We can plan around your opening times, and out-of-hours work can be arranged.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months, large or small.

How soon can the floor be mopped?

We will tell you before we leave. It depends on the sealant, and walking on it generally comes before mopping or wheeled traffic.

Are you insured?

Yes, we are fully insured.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes a few hours, depending on the length of joint. Somewhere as small as Wigley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules
  • Keep children and pets away from the work area

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Use a well-wrung mop rather than flooding the floor
  • Lift furniture rather than dragging it across joints
  • Have a cracking tiled floor checked before tiles break
  • Keep dirt out of the joints

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it while it cures.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Floor joint sealing in Wigley: local notes

Floors around Hampshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

How the job changes by surface

Concrete floor joints

We clean concrete joints out thoroughly before sealing. Backing goes in where the depth needs controlling.

Commercial floors

In commercial buildings, we can plan floor joint work around opening hours. Out-of-hours working can be arranged if the floor is busy.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Large cracks that need a surveyor
  • Subfloor problems that need a flooring contractor
  • Water getting under the tiles from elsewhere

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.
