Fire rated sealant in Canada

Fire rated sealant for homes and businesses in Canada

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. We work on door frames, pipe & cable gaps and flats & HMOs, and people most often call us about joints picked up in a fire-stopping survey and open joints along the top of partitions.

For holiday lets, converted business premises or a community building near Canada, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Honest limits

New sealant cannot fix everything, and we’ll tell you before any work starts. It won’t solve:

  • Problems with the door itself rather than the gap around the frame
  • Big openings where sealant alone is not the tested solution
  • Walls or floors that weren’t built to resist fire

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Pipe & cable gaps
  • Service penetrations
  • Flats & HMOs
  • Plasterboard & masonry
  • Door frames
  • Linear gaps

Questions from Canada

Do you work for landlords with property near Romsey station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.

Is Canada within the area you cover?

Yes, Canada is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. If we need more, we’ll ask.

Can I use normal mastic around a pipe through a fire wall?

No. Standard sealants are not made or tested to stop fire. If it’s been used, we remove it and use the right product.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What fire rating will the seal have?

We don’t issue ratings or certificates ourselves. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves.

Do you provide details of the products used?

Yes. Locations and products are written up when we finish. If you need pictures or a set layout, ask when you get a quote.

How it works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere as small as Canada, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

  • The number and length of the joints

Commercial buildings in Canada

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you look after a building such as Wellow School, fire-stopping around service openings should be restored whenever new services go in. If you let a flat or house near Romsey station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Leave it or put it right?

Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, so we follow the maker’s details on every gap. In a small place like Canada, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Include fire stopping when you schedule refits
  • Ask every contractor to reseal any fire stopping they disturb
  • Get damaged fire seals looked at promptly
  • Keep photos of seals that will be hidden

Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you are not sure which product was used.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is usually a straightforward job.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
