About our floor joint sealing in Brockley Hill
A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side. We work on thresholds, skirting boards and wet room & bathroom floors, and common reasons people get in touch are threshold joints that have opened or worn and failed joint filler in concrete floors.
Across London, commercial floors have movement joints that break down under heavy foot traffic, while new homes need a neat, sound finish around frames, baths and kitchens before handover, in Brockley Hill and beyond.
Big or small, you get the same 12-month guarantee.

How the job changes by surface
Commercial floors
Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.
Skirting boards
Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing so the new sealant bonds.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Avoid sloshing water against skirting
- Keep caulk for dry, still joints only
- Don’t paint over silicone
- Look at floor joints each spring
Follow the cure time before walking on or cleaning the joint. Light foot traffic is usually fine sooner than wet cleaning or wheels, and we will tell you both.
Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact.
How the visit works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours for most rooms, longer for large commercial floors. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Where the joints are inside, avoid wetting them before we arrive

Advice
What happens if it’s left?
Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
What we’re called out for in Brockley Hill
Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open and they change again in summer.
It’s worth asking for a quote if you see:
- Grout used at the floor edge instead of sealant
- Cracked caulk along skirting in bathrooms and kitchens
- Concrete floor joints that have broken down
- Floor edges that trap water and grime
Rented homes near Elstree & Borehamwood station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

How we quote for floor joint sealing
The quote reflects the job in front of us. We look at:
- The product the joint needs
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- Whether there’s mould to deal with
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- Where the job is, and your postcode
- If someone has resealed it before
- Pictures of the joints, sent by email
- The type of property

Joints and finishes in Brockley Hill homes
Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.
Schools such as London Academy are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. As a London address, Brockley Hill can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
