External & façade joints in Whitlawburn, South Lanarkshire
Our applicators work in Whitlawburn on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Rain getting behind render or cladding at a joint
- Joints where the bead has come unstuck
- Brick movement joints where the sealant has split
How we handle external mastic in Whitlawburn
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing. If you are dealing with rain getting behind render or cladding at a joint and leaking joints around cladding and façade panels, we can put it right.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

How to look after the new joints
So the new joints stay in good condition:
- Point out the joints to other trades
- Fix overflowing gutters above sealed joints
- Walk round the building once a year and look at the joints
- Keep high-pressure jets off the joints
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
Whitlawburn questions
Do you work for landlords with property near Kirkhill station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Do you cover smaller places like Whitlawburn?
Yes, Whitlawburn is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you use backing rod?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.
Do you seal joints where cladding meets other materials?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Will the new joint stand out?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so it does not stand out.
When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Rising or penetrating damp from elsewhere in the wall
- Failed render or damaged cladding panels
- Cracked brickwork or render that needs a builder or plasterer
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
Joints and surfaces we work on
- Concrete & block
- Render & cladding joints
- Façade panels
- Copings & trims
- Joints between brick and frames
- Brickwork movement joints
Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Different surfaces, different methods
Cladding and façade panels
Cladding and façade panels are normally separated by sealed joints. We reseal them with a sealant suited to the panel material.
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so the sealant in it must stay soft and stretchy.
Leave it or put it right?
Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The process
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours to a few days, depending on the length of joint and the access in most cases. Outside jobs in Whitlawburn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.

Advice
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
Walls and rooflines in Whitlawburn
Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Whitlawburn is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
If you let a flat or house near Kirkhill station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you look after a building such as Cathkin High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near Cambuslang Baptist Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
