Trusted external mastic in Burnside

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

External mastic in Burnside

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We’re often asked to deal with cracked joints where brick meets render or frames and leaking joints around cladding and façade panels, on brickwork movement joints, joints between brick and frames and façade panels.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes anything from a few hours to several days, depending on the building, depending on the size of the job. Outside jobs in Burnside need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed

Different surfaces, different methods

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.

Leave it or put it right?

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. In an older home around Burnside, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Why book with us

  • White, clear, grey or another colour, product permitting
  • Homes, businesses and hotels
  • An ARBOMaster approved applicator
  • Colour agreed with you before work begins

Aftercare tips

So the new joints stay in good condition:

  • Deal with leaking gutters that soak the joints below
  • Tell anyone working on the walls about the movement joints
  • Keep movement joints as flexible joints, not mortar
  • Keep soil, plants and ivy away from the joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

Your questions about external mastic in Burnside

Can you help a landlord with a rental near Burnside station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Will you come out to Burnside?

Yes. Burnside is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

How often do external joints need resealing?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away, and reseal at that point.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Where do you work from?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

How we quote for external mastic

Jobs vary more than people expect. What affects the quote:

  • The product the joint needs
  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • How we’d reach the joints

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

When it is not the sealant

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Structural movement, which needs a surveyor or engineer
  • Failed render or damaged cladding panels
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Copings & trims

Outside joints around Burnside

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Historic houses like Provand's Lordship (about 3.7 miles north-west) are a reminder that the area around Burnside has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Letting a property close to Burnside station? Then split movement joints are easy to miss on a rental until damp shows inside. Managing a site like Fernhill School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near Stonelaw Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
