Problem with your movement joints in Greenlees? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

  • Weathered mastic that no longer stretches

External mastic in Greenlees

External mastic in Greenlees, done properly

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. Common call-outs are for joints with sealant missing in places and sealant pulling away from one side of the joint, on concrete & block, façade panels and brickwork movement joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How we quote for external mastic

We don’t publish a price list. The quote depends on:

  • The size of the job
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • Access and height

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • How we’d reach the joints
  • A few photos by email, if you can
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

Every job is quoted individually, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.

What we are called out for in Greenlees

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.

People normally contact us when they notice one of these:

  • Old sealant gone brittle and cracked
  • Rain getting behind render or cladding at a joint
  • Failed seals between different materials
  • Brick movement joints where the sealant has split

Rented homes near Kirkhill station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

FAQs for Greenlees

Will you come out to Greenlees?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do external mastic in Greenlees?

Yes. Our work covers the whole of Scotland, and Greenlees is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can you match the colour of my brickwork?

We aim for a joint that suits the wall rather than one that jumps out. We will talk through colour options before work begins from the range available.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Do you work for landlords and businesses?

Yes. We work in homes, commercial premises and hotels.

Where is Mr Mastic based?

We work from Crawley. We cover Greenlees and the rest of South Lanarkshire, along with the rest of our area.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

How long will you be here?

Typically it takes anything from a few hours to several days, depending on the building. Bigger jobs take longer.

Landlord and commercial work in Greenlees

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Why act early in Greenlees

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Outside joints around Greenlees

With historic houses such as Provand's Lordship (about 4.9 miles north-west) nearby, there’s older building stock in the area around Greenlees as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Managing a site like West Coats Primary School? Then larger buildings have long runs of movement joint that eventually need resealing. For an older house near a landmark such as Cambuslang Baptist Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What happens on the day

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. For a place like Greenlees, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Advice

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Never let anyone fill a movement joint with mortar
  • Tell anyone working on the walls about the movement joints
  • Check external joints each spring
  • Check the sealant is paintable before painting near it

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
