Show homes

Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out with baths filled first.

New build mastic in Greenlees, done properly

In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water gets into the floor or walls. If you’re dealing with untidy sealant flagged on a snagging list and new-build shower sealant that has already split, we can put it right.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Our work is backed for twelve months, in Greenlees and everywhere else we cover.

Why it’s worth doing now in Greenlees

The builder is usually the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Around Greenlees, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Greenlees questions

Do you cover Greenlees for new build mastic?

Yes, Greenlees is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Greenlees?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you work from my snagging list?

Yes. We often work straight from a snagging list. We’ll go through the sealant items and agree what we will do.

When is the best time to reseal in a new build?

Where water is getting through, don’t wait. Hairline cosmetic gaps can wait until the house has settled.

Can you reseal over the builder’s sealant?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before any work starts.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.

Are you fully insured?

Yes, we are fully insured.

How the visit works

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. Somewhere like Greenlees may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How to look after the new joints

Aftercare is simple:

  • Wait for the cure time before using a resealed shower
  • Avoid running a DIY bead over the old one
  • Get a leaking seal dealt with right away
  • Use the extractor fan every time you shower

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing to help keep mould away.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak over time.

New homes and floors in Greenlees

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

If you’ve bought a new home near Kirkhill station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around Greenlees, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Deciding who is responsible under a builder’s warranty
  • Plumbing faults behind the sealant
  • Baths and trays that move too much for sealant to cope with

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
