New build mastic in Cairns, done properly
Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks rather than sitting on a layer of grit. We’re often asked to deal with untidy sealant flagged on a snagging list and shower seals failing in the first year or two, across skirting & floors, bathrooms & en suites and show homes.
Work in a place like Cairns is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
All of our work is guaranteed for twelve months.

Signs you need new build mastic in Cairns
A new house holds a lot of water from the build, which takes a year or two to dry out. As it does, timber shrinks and joints open, and sealant that cannot keep up splits.
It’s worth asking for a quote if you see:
- Beads laid onto grit and dust from the build
- Skirting joints opening in the first winter
- Frame joints opening as the plaster dries
- Cracks appearing as a new home settles
In and around Cairns, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- How long to leave it before use
- How the surfaces are prepared before sealing
- How much experience the applicator has
- What happens if the job turns out different
What new build mastic looks like in Cairns
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Cairns is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
If you’ve bought a new home near Kirkhill station, the sealant around baths, showers and frames is worth checking in the first year or two.

How to look after the new joints
So the new joints stay in good condition:
- Do not wait for the house to settle if water is getting through
- Look at the sealant regularly in the first couple of years
- Keep water off fresh sealant until it has cured
- Use the extractor fan every time you shower
Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day to cure enough for use.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.
Why act early in Cairns
A tube of sealant from the DIY shop will not fix the cause: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. In a place like Cairns, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Cairns questions
Do you cover smaller places like Cairns?
Yes, Cairns is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Cairns in your area for new build mastic?
Yes. We work across all of Scotland, and Cairns is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Do you guarantee your work?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
How do I get a quote for new build mastic in Cairns?
It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and tell us what needs doing and where.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
What the job involves on each surface
Show homes
Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.
Skirting and floors
Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it.
How it works
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take anything from a few hours to several days, depending on the number of plots. Outdoor work around Cairns depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- Each area is checked and left with its cure time.
Before we arrive
- Mention if the joints have been sealed before
- Tell us if parking is tricky
- Try not to wet indoor joints just before the visit

DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
