- Joints where the bead has come unstuck
External mastic in Kirkhill, done properly
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the joint does not stand out. We work on façade panels, render & cladding joints and joints between brick and frames, and the jobs we see most are failed seals between different materials and sealant pulling away from one side of the joint.
Outside joints can only be sealed when they’re dry, so work in Kirkhill depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Kirkhill questions
Will you come out to Kirkhill?
Yes, Kirkhill is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Kirkhill station?
Yes. We work for letting agents and landlords as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Can you reach joints on upper floors?
That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.
What is a movement joint?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.
How long does the job take?
As a guide, most jobs take a few hours for a handful of joints, longer for a whole elevation. Bigger jobs take longer.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
Aftercare tips
A little care helps the new joints last. We recommend:
- Clear growth from the base of walls and joints
- Get split or bare joints resealed while the damage is small
- Look over the joints every year, ideally after winter
- Make sure movement joints aren’t pointed over
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.
Small splits are the time to act. At that stage it’s a simple cut out and reseal.
Why deal with it now?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. In a place like Kirkhill, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Loose or hollow render, which needs re-rendering
- Movement that is more than a sealant joint can take
- Damp that is not coming from the joint
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Common problems we fix in Kirkhill
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
Signs it’s time to call us include:
- Cracked joints where brick meets render or frames
- Damp patches traced to an open external joint
- Weathered mastic that no longer stretches
- Rigid filler in a joint that should flex
If you let a flat or house near Kirkhill station, outside joints that have cracked can let damp into a rental, so check them between lets.
Before you book anyone
- Which colour the sealant will be
- Are they insured?
- How much experience the applicator has
- Whether they seal over old material or remove it
What happens on the day
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Kirkhill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive

Advice
Outside joints around Kirkhill
With historic houses such as Provand's Lordship (about 4.2 miles north-west) nearby, there’s older building stock in the area around Kirkhill as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Schools such as West Coats Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. If you live in an older home near Cambuslang Baptist Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Surface by surface
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so its sealant has to stay flexible.
