Quotes for external mastic in Cairns

Some jobs are bigger than they look, and some smaller. The main factors:

  • How easy the joints are to reach
  • When we can work, for business premises
  • How many areas need sealing
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Where the property is
  • Any access issues, like height or stairs
  • The type of property
  • Pictures of the joints, sent by email

External mastic in Cairns, done properly

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. We are often asked to deal with brick movement joints where the sealant has split and damp patches traced to an open external joint, on façade panels, copings & trims and joints between brick and frames.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

All of our work is guaranteed for twelve months, in Cairns and everywhere else we cover.

Walls and rooflines in Cairns

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For an older house near a landmark such as Cambuslang Baptist Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Rented homes near Kirkhill station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Cairns is about 1 mile south-west of Cambuslang, in South Lanarkshire. Across the G72 area, our applicators can take on external mastic. Across South Lanarkshire, we cover 139 places, Cairns among them. You can also see our page for Glasgow, roughly 6 miles from Cairns.

Leave it or put it right?

Water gets in through a failed movement joint. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Questions from Cairns

Is Cairns in your area for external mastic?

Yes, Cairns is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Do you cover smaller places like Cairns?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. It needs a flexible sealant over backing rod.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.

Can you reach joints on upper floors?

Each building is different. Send us pictures and a rough idea of the height.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the building for a typical job. Around Cairns, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work

When to call us in Cairns

Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.

Any of these means the joints need attention:

  • Weeds or debris growing in open joints
  • Damp patches traced to an open external joint
  • Movement joints filled with mortar instead of sealant
  • Hard, crazed mastic that has stopped moving

Schools such as West Coats Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Questions to ask before you book

  • Which sealant they’ll use, and why
  • How the colour is chosen
  • Whether all the old sealant comes out first
  • How hidden problems are handled

Our hiring checklist

What the job involves on each surface

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant.

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
