Burnside questions

Is Burnside in your area for window mastic?

Yes, Burnside is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

I let a flat near Burnside station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Can resealing stop a draught around my window?

In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

Can you quote for more than one area?

Yes. Just list everything you need and we’ll quote it together.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Can you do the inside joint as well?

Yes. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.

What does window mastic cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Window mastic in Burnside, done properly

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you’re dealing with leaking joints at the ends of sills and untidy mastic left by window fitters, we can help.

In and around a place like Burnside, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

You get a one-year guarantee, the same in Burnside as everywhere else we work.

When it isn’t the sealant

New sealant cannot fix everything, and we will tell you before we start. It won’t solve:

  • Penetrating damp from a failed cavity tray or render
  • Broken hinges, locks or handles
  • Rotten timber, which needs a joiner first

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Composite doors
  • Window sills
  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors
  • uPVC windows

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Surface by surface

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match keeps the clean look.

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Paint up to the joint, not over it
  • Use gentle cleaners on frames and sealant
  • Walk round the house once a year and look at the joints
  • Make sure the drainage slots aren’t blocked

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

Windows and doors in Burnside

Burnside is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. With historic houses such as Provand's Lordship (about 3.7 miles north-west) nearby, there’s older building stock in the area around Burnside as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

If you look after a building such as Fernhill School, its window and door frames need their mastic kept sound, just like a home’s. Homes close to Stonelaw Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Burnside is about 2 miles west of Cambuslang, in South Lanarkshire. Whether you’re in the middle of Burnside or further out, window mastic is available for homes and businesses alike, from flats and houses to offices and hotels. 139 places in South Lanarkshire are on our list, large and small.

What happens if it’s left?

Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we’re called out for in Burnside

On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.

Look out for any of the following:

  • Water coming in at the bottom corners of a door
  • Cold air getting in at the frame edge
  • A bead that does not match the frame
  • Hard, cracked sealant around windows

Letting a property close to Burnside station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Our hiring checklist

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a morning for a couple of windows and a door from start to finish. Outside jobs in Burnside need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare
