Burnside Sand Mastic
Problem with your window and door surrounds in Burnside? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Tired mastic found when preparing windows for paint
- Old sand mastic that has cracked, crumbled or fallen out
- Wind and rain getting in round a sash window
Why it’s worth doing now in Burnside
Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall so renewing it early protects the window. Around Burnside, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

How we handle sand mastic in Burnside
Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditionally, sand mastic is left unpainted and we’ll advise if you’re redecorating. We work on sash and case windows, stone surrounds and brick reveals, and the jobs we see most are old cement repairs round a window that have failed and gaps where the frame meets the masonry.
Outdoor sealant needs a dry surface, so window work around Burnside is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Burnside questions
Can you help a landlord with a rental near Burnside station?
Yes. We work for letting agents and landlords as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is Burnside within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can I choose the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Is it possible to take out silicone and use sand mastic instead?
Normally, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Quotes for sand mastic in Burnside
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Any mould that needs treating
- Any working-time requirements on site
- The size of the job
- How easy the joints are to reach
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
To make quoting easier, let us know:
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.
How to look after the new joints
So the new joints stay in good condition:
- Do not run silicone over sand mastic
- Make sure water runs off the sill
- Ask a joiner to look at soft timber first
- Go gently near the mastic when preparing windows
Do not touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
What we do, step by step
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job generally takes anything from a few hours to a full day, depending on how many windows, and we explain the cure time before we leave. Outdoor work around Burnside depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
Preparing for the visit
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks
- Clear the area around the work

Sand mastic in Burnside: local notes
Historic houses like Provand's Lordship (about 3.7 miles north-west) are a reminder that the area around Burnside has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In the older streets around Stonelaw Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For landlords with property near Burnside station, cracked sand mastic around sash windows lets in the draughts tenants complain about. Managing a site like Fernhill School? Then its window and door frames need their mastic kept sound, just like a home’s.
