Window mastic near Springhall

How we handle window mastic in Springhall

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that cannot move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on window sills, uPVC windows and timber windows & doors, and common reasons people get in touch are draughts coming in around windows and doors and rushed sealant from a window installation.

Mastic can only go onto a dry joint, so outside work in Springhall depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

You get a one-year guarantee, the same in Springhall as everywhere else we work.

What the job involves on each surface

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Air rooms to keep condensation down around windows
  • Keep solvents and bleach off the sealant
  • Keep paint and stain on wooden frames in good order
  • Use gentle cleaners on frames and sealant

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

What affects the cost of window mastic

We quote each job individually. This is what makes a difference:

  • The number of rooms or windows
  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • The size of the job

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

Helping us quote

To make quoting easier, please include:

  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • Roughly how big the job is

How the visit works

The work is kept neat and contained to the area we’re working on. The job normally takes anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Springhall depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • Tell us about any water getting in

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Window mastic in Springhall: local notes

Springhall is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Homes close to Trinity Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Burnside station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you look after a building such as Cathkin High School, the mastic around its windows and doors needs looking after like any other building’s.

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • A frame that has rotted at the joint
  • Damp coming through the wall itself rather than the frame joint
  • A failed sealed unit that has misted up

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Timber windows & doors
