Fire rated sealant in Springhall

Fire rated sealant in Springhall, done properly

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. We work on linear gaps, flats & HMOs and plasterboard & masonry, and people most often call us about holes left by a change of layout and gaps filled with a product that isn’t fire-rated.

For holiday lets, guest houses and community buildings in or near Springhall, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Whatever the size of the job, you get the same 12-month guarantee in Springhall and across South Lanarkshire.

How we quote for fire rated sealant

You’ll get a clear quote before work begins. It’s based on:

  • Which sealant suits the joint
  • How much there is to do
  • Whether the work is at height
  • Any working-time requirements on site

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll take it from there.

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Different surfaces, different methods

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point against the product’s tested range.

Why deal with it now?

Paying for fire stopping that has to be redone is a false economy. Work that does not follow the tested detail may have to come out again once someone inspects it. In a place like Springhall, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

What you get with us

  • More than 20 years in sealant work
  • We’re fully insured
  • We leave the area clean and tidy
  • Domestic, commercial and hotel work

Springhall: your questions answered

Do you work for landlords with property near Burnside station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

How do Scotland’s building regulations apply to fire-rated sealant in Springhall?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you certify the fire stopping?

That isn’t something we state or certify. The requirement comes from your assessor, designer or building control, and we fit a product whose tested details meet it with a record of each location.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Do you work in Springhall?

We do. Our applicators work in Springhall.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Around Springhall, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises

When to call us in Springhall

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.

People generally contact us after spotting something like this:

  • Gaps filled with a product that is not fire-rated
  • Fire stopping disturbed by later work
  • Gaps where walls meet ceilings or slabs
  • Gaps left after a refit or conversion

Schools such as Cathkin High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Questions to ask before you book

  • What the quote includes, VAT included or not
  • The length of the guarantee
  • When the joint can take water or movement
  • Whether they’re fully insured

10 questions to ask before booking

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
