How we handle external mastic in Stornoway

Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. Common call-outs are for joints where the bead has come unstuck and joints pointed up with cement by mistake, across brickwork movement joints, copings & trims and render & cladding joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

You get a one-year guarantee, the same in Stornoway as everywhere else we work.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Walk round the building once a year and look at the joints
  • Have failed joints looked at early
  • Tell anyone working on the walls about the movement joints
  • Do not let climbing plants root in the sealant

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

What the job involves on each surface

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it, or one the system allows. Send us any details you have about the façade.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

For anyone letting property in or around Stornoway, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to several days, depending on the building for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about earlier repairs to the joints

Advice

FAQs for Stornoway

Do you cover Stornoway for external mastic?

Yes. Our work covers the whole of Scotland, and Stornoway is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Does living near the coast affect external mastic in Stornoway?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Are you insured?

Yes. Mr Mastic is fully insured.

Is the work guaranteed?

Yes. All our work carries a one-year guarantee.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall so the joint blends in. There’s a wide choice of exterior colours.

What does external mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Walls and rooflines in Stornoway

Stornoway is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Whether the job is in Stornoway itself or nearby, the right material for each joint matters as much as a neat finish. In and around Stornoway, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When something else is needed

In fairness, some problems need a different trade:

  • Rising or penetrating damp from elsewhere in the wall
  • Loose or hollow render, which needs re-rendering
  • Walls that need new movement joints cut into them

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Joints between brick and frames
  • Concrete & block
  • Render & cladding joints
  • Copings & trims

  • Brickwork movement joints

How we quote for external mastic

You will get a clear quote before any work starts. It takes into account:

  • Any working-time requirements on site
  • Any mould that needs treating
  • The old material and how stubborn it is
  • Access and height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

What we need to know

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • If someone has resealed it before

There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, send an email to info@mrmastic.co.uk.
