External mastic in Laxdale

On houses, flats and commercial buildings across Laxdale, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. Common call-outs are for panel joints letting water in and gaps where render, brick and frames meet, on brickwork movement joints, façade panels and render & cladding joints.

External sealant needs dry surfaces, so outdoor work around Laxdale is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

What affects the cost of external mastic

Call for a quick quote. The main things that affect it are:

  • The size of the job
  • Mould in or behind the old joints
  • The number of rooms or windows
  • The type of sealant required

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

What to tell us for a quote

When you contact us, these details help:

  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job

Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.

Do you need external mastic in Laxdale?

A lot of failed joints come down to preparation: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

Signs it’s time to call us include:

  • Movement joints filled with mortar instead of sealant
  • Old sealant gone brittle and cracked
  • Plants rooting in failed movement joints
  • Joints where the bead has come unstuck

Around Laxdale, as everywhere, external mastic is only as good as the preparation behind it.

What your quote should include

  • Who turns up on the day
  • What insurance they hold
  • Whether all the old sealant comes out first
  • What the quote includes, VAT included or not

How to choose a mastic man

Laxdale buildings and the weather

Laxdale is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Whether the job is in Laxdale itself or nearby, the right material for each joint matters as much as a neat finish.

How the job changes by surface

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly where it can be done safely.

Landlords, agents and businesses in Laxdale

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Questions from Laxdale

Do you cover Laxdale for external mastic?

Yes. Our work covers the whole of Scotland, and Laxdale is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Do you cover smaller places like Laxdale?

Yes, Laxdale is covered. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you seal joints between two different materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Leave it or put it right?

Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Why us?

  • Old sealant always removed completely
  • Sanitary silicone with an anti-fungal additive in wet areas
  • A 12-month guarantee on all work
  • White, clear, grey or another colour, product permitting

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation. For a place like Laxdale, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Act on the first splits you see
  • Fix overflowing gutters above sealed joints
  • Do not let climbing plants root in the sealant
  • Check the sealant is paintable before painting near it

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
