External mastic in Sandwick, done properly

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. If you have hard, crazed mastic that has stopped moving and cracked joints where brick meets render or frames, we can help, whatever the surface.

In and around a place like Sandwick, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Walls and rooflines in Sandwick

Sandwick is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Stornoway High Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. In and around Sandwick, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Sandwick is about 1 mile south-east of Stornoway, in Na h-Eileanan Siar. Anywhere in HS1, our applicators can take on external mastic. Sandwick is one of 87 towns and villages in Na h-Eileanan Siar where we work.

We work across the HS1 and HS2 postcode area for external mastic and the streets around it. If you need external mastic at a property on Stoneyfield, East Street and Olivers Brae or a nearby road, we can help. Close by, we work in Plasterfield (1 mile north), Sanndabhaig (1 mile east), Steinis (1 mile north), Stornoway (1 mile north-west) and Branahuie (1 mile east). If you’re somewhere remote, the job takes a little more planning.

What happens if it’s left?

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Why us?

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Full insurance on every job

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracks in the bricks or render themselves, away from the joints
  • Structural movement, which needs a surveyor or engineer

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

FAQs for Sandwick

Is external mastic in a coastal place like Sandwick any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Is Sandwick within the area you cover?

Yes. Sandwick is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

What should I tell you?

Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of joints, longer for a whole elevation and we leave things clean and tidy. Outside jobs in Sandwick need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work
  • Tell us if parking is tricky

How to look after the new joints

To keep the joints looking good and working properly:

  • Deal with leaking gutters that soak the joints below
  • Avoid pressure-washing directly into sealant joints
  • Act on the first splits you see
  • Tell anyone working on the walls about the movement joints

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

How we quote for external mastic

The price is agreed before any work begins. It takes into account:

  • The old material and how stubborn it is
  • The number of rooms or windows
  • Any working-time requirements on site
  • How easy the joints are to reach

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • The rough size of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
