FAQs for Bràigh na h-Aoidhe
Do you cover smaller places like Bràigh na h-Aoidhe?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Do you cover Bràigh na h-Aoidhe for external mastic?
Yes. We work across all of Scotland, and Bràigh na h-Aoidhe is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Will there be a smell?
There can be a smell while the sealant cures. Ventilation helps.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.
How long does external mastic take?
It depends on the size of the job, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We’ll tell you when we quote.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Will the old sealant be removed?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
External mastic in Bràigh na h-Aoidhe, done properly
A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Typical jobs include moss and dirt in joints with no sealant left and joints where the bead has come unstuck, on façade panels, render & cladding joints and concrete & block.
Outside joints can only be sealed when they’re dry, so work in Bràigh na h-Aoidhe depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

What we do, step by step
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Bràigh na h-Aoidhe may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Keep pets and children clear of the area while we work
- Mention any parking rules near the property
- Move anything stored near the joints

Can I do it myself?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Why deal with it now?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the problem grows beyond the joint itself. In an older home around Bràigh na h-Aoidhe, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

External mastic in Bràigh na h-Aoidhe: local notes
Bràigh na h-Aoidhe is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
In the older streets around St Columba's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracks in the bricks or render themselves, away from the joints
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
What we seal

What affects the cost of external mastic
For a quick quote, just ask. What matters most is:
- The number and length of the joints
- The old material and how stubborn it is
- Any mould that needs treating
- How many rooms, windows or areas are involved
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
For landlords and businesses
We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Do you need external mastic in Bràigh na h-Aoidhe?
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and rips as the joint opens.
Signs it’s time to call us include:
- Cracked joints where brick meets render or frames
- Failed sealant between panels on a façade
- Joints with sealant missing in places
- Weeds or debris growing in open joints
In and around Bràigh na h-Aoidhe, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- Is the old sealant removed completely?
- How the joint is cleaned and prepared
- Whether the sealant suits the joint
- Whether you can choose the colour
